Got some questions about our loft extension services?
Your questions, answered
How long will your new loft take to complete?
Your new loft conversion will only take between 8 and 10 weeks from initial design to completion.
Will you need planning permission?
From the 1st Oct 2008 the government changed their policy, meaning that even if you have used up your PD (permitted development), you can still have a full dormer loft extension without the need for planning permission.
Is it a messy job?
The only stage of the job that has the potential to generate a small amount of dust is at the end when we install your new staircase. Even then the amount of dust is minimal as we use protective sheets and all our operatives have industrial hoovers.
We are fully insured
Have you got any previous work for us to look at?
We feel that it’s important that you do have a look over some of our recent work as we feel there is no better way of judging our company, and all of our past clients are proud to show off their new conversions.
Is it a cost-effective home improvement?
Unlike many home improvements your new loft space should actually make you a profit as it should add more value to your property than it costs to build it. If you factor in estate agent/solicitor fees and stamp duty and all other moving expenses, it would cost you to move to another property with an extra bedroom, it is indeed far more cost effective to use your space you already have.
Are we insured?
We have full public and employer’s liability insurance and also offer a 10-year warranty on all our work.
What are your payment terms?
Once you are satisfied with your drawings, we ask for an initial deposit and then we book in a start date. No further money is asked for until the work commences. We then implement a 4-stage payment plan, with the final payment only taken when you are 100% satisfied with your new conversion.
A trusted, family run business
Is there enough room to convert your loft?
Ideally you should have 8ft (2.4m) from the top of the existing ceiling joists to the underneath of the ridge beam. However, you could still get a good sized room with only 7ft (2.1m).
Are you members of any recognised trade federations?
We are a member of The Federation of Master Builders and have been for 20 years. We are also NICEIC approved.
How do you get plans and approval?
We will draw your plans up for your approval and deal with local authorities on your behalf.
Who supervises all the work?
Based in Bromley, we are a proud, family run company. We feel there is no better way to protect our excellent reputation than carry out the work ourselves, which is why we ensure that one of the partners is working on your project at all times. This gives you the advantage of not having to make long drawn out phone calls to people in offices if you wish to change some minor details to your loft.
A complete service
Who carries out plumbing and electrical work?
We carry out all work ourselves and will issue you with relevant certificate on completion. One of the partners of the company is a Part P registered electrician and can therefore issue the required electrical safety certificate.
Do I have to inform my neighbours?
You will have to inform your neighbours that you are going to have a loft extension and in most cases, they will not have any problem with you going ahead with your project. If you have a problem with gaining their permission, they cannot actually stop you from going ahead with the works, but it will slow down the progress as they will have to instruct a surveyor to act for them in accordance with the Party Wall Act 1996. It’s worth noting that it is very rare that this happens.
A home office?
Working from home has a lot of benefits, but it does come with one drawback – it encroaches on your personal living space. A loft conversion could help solve this issue and give you back your bedroom, living room, or dining room.
